The Area ....

The property is set off the B3227 South Molton to Great Torrington road and has convenient access on to the A377 Barnstaple to Exeter road with the North Devon Link Road/A361 about 9 miles to the north. Locally the village of Atherington is about a mile with ancient parish church and village shop, whilst 3 miles to the south is the village of High Bickington with a number of pubs, whilst a further mile and a half to the south is the Libbaton golf course. To the north, about 8 miles is Barnstaple, the ancient borough and administrative centre for the North Devon area which provides an extensive range of facilities, both business and leisure including the Green Lane shopping centre, out of town superstores, live theatre, leisure centre, recently opened Tarka tennis centre, cinema and the like. Some 5-10 miles to the west of Barnstaple is the Taw and Torridge estuary and North Devon coastline with beaches at Instow, Westward Ho!, Saunton and Croyde, with golf courses, surfing, sailing, fishing and other associated facilities. There are many facilities in the area including the oldest golf course in England at Westward Ho!. The coast is renowned for its excellent surfing beaches at Woolacombe, Saunton and Croyde. The picturesque former fishing village of Lynton & Lynmouth with its Venicular railway and dramatic sea cliffs; and Clovelly with its untouched cobbled and thatched cottages are both within easy reach.

To the east is Exmoor National Park which is a 15 minute drive and is extremely popular with walkers, cyclists and horse riders. To the south is Dartmoor National Park which is easily accessible.

Popular tourist attractions in North Devon include the Royal Horticultural Society gardens of Rosemoor at Great Torrington, Watermouth Castle, the Combe Martin Dinosaur & Wildlife Park, Exmoor Zoo and the Tunnels at Ilfracombe; along with the theme parks of the Milky Way and the Big Sheep. Road access to Crossways Farm is good with the North Devon link road (A361) located at South Molton 10 miles away giving mainly dual carriageway access to the M5 motorway at Junction 27.
